I guess I could substantially answer your question as I briefly summarized below;

1. As planned- is to prepare our implementation schedule based on tender schedule and original contract information reflecting detailed scope of works. This schedule will be our original baseline showing cost, time and other important resources.

2. As impact - is to prepare a revised schedule based on approved contract addition or subtraction and it will gauge its impact to the project as a whole in terms of cost, time and other vital resources. This schedule should be timely prepared and submitted for approval.

3. As built - is our actual monitoring of project phases such as engineering, procurement and construction comprising of cost, time and vital project resources. This schedule reflects our project completion in various areas/discipline and is an indispensable document during the project handover.

The procedure is to develop a plan and save it as a baseline time schedule and then assign it to the updated schedule so we can control the deviation comparing with   baseline  and take appropriate correction to mitiage this impaction

 

We will demonstrate this method by using a simple House project as below.

Type of Delay:

  • NN (Nonexcusable–Noncompensable): Contractor-caused delay
  • EC (Excusable Compensable): Owner-caused delay
Create As-Built Calculation Schedule

Create another As-Planned schedule which has a Start/Finish date look like As-Built schedule. This schedule is called “As-Built Calculation Schedule”

Separate delay events to a different project so that later we can exclude them.

For as planned just follow your BOQ, drawings, sepecifications. For as impact just input project progress and schedule it. For as built schedule  put actual start, and finishes dates and actual resources.

 1   Understand Contract and Specification Requirements It is important for the Planner/Scheduler to understand the contract and specification requirements for schedule updates. These documents should outline frequency of updates, procedures for updates versus revisions, earned value requirements, cost and/or resource status requirements, and change management procedures. These documents may also require specific software to be used.

 

2  Determine Update Frequency In order to effectively record and measure project progress consideration should be taken as to regularity of updates.  Internal company policy, project budgeting constraints, and application usage are factors in establishing schedule update occurrence
