We have evaluated a number of CAFM solutions and opted to build our own data warehouse following OSCRE and COBie standards.  That will allow us to warehouse data from existing disparate applications and create our own useful queries and reports.

I have used many versions over the years and the end result is the product is only as good as the people using it.

Stand alone systems tend to fall into disuse over time as the access is typically limited to a handful of operators who get promoted, move to other divisions etc.

A web (IP) based system tends to be used by more people and as such has a continuous team of practitioners and so tends to be more successful.

The most successful versions tend to allow contractors and service providers to access the system which makes it more dynamic and improves the functionality of the system.

the software we are using is (ManagEngine) software, it is very powerful and useful tool that help us in tracking the request and keep a solid data base

also helps the customer in following up with the request and observe the status

about the other side of question: i prefer a web-based software because it is easier to reach for clients, and does not have many errors or complications, or also an authorized person to install the application

It all depends on the geographical spread of your facility installations. For instance, the FM for an electricity distribution utility should be on a GIS  based  software application with distribution automation  and Trouble call management system modules.
