Initially determine - high quality and reasonable price to determine - rationalization of expenditures - the importance of critical inspection - take care of the cash and save carefully - interested in marketing - selling a fundamental skill for the success of the project - customer care.

First of All, thanks for your invitation. I think that your question need to be reformulated by other words to be more clear about the major steps of the project genesis. Anyhow, the Genesis projects is connected with many factors and steps which have to be achieved as :

1- Feasibility study completed and accepted from sponsors of the project

2- Available of the enough resources to fund the project

3- Place of the project is identified with positive market indications for the success

4- Project Charter is received from the concerned Managements

5- Complete project documents delivered to the Project Manager 

6- Official announcement to start the project with first kick-off meeting held

It is a project born from the idea of economic related function both space and time conceptual step. Then study the merits of the place and time in terms of the abundance of customers in the market and the time needed to what extent the project be polarized products for consumption. And the feasibility study indicate approval or otherwise change the project revoked.

  This is the most important characteristic steps of the genesis of the project as the basis for the beginning and then followed by steps to keep pace with the project to the end and then moves the project to enter the market.

The answer would be in many books, that's why my answer will be out of books, assuming that me and you working in a company and we are responsible of development and generating profits, the steps :

1-Brainstorming on what we can do to generate profit to our company (the possibilities, our track records, our resources, our financial status,..etc), note that sometimes the project is not created as a result of external demand (facebook and whatsapp were not a real need before they exist).

2-Studying the the external needs and demands (markit, society, environment,..etc).

3-Creating the basic idea of our assumed project.

4-Defining the project as a whole (conceptually) in other words what exactly we will do.

5-Collecting information related to our assumed project (market demand, costs, sales, prices, time (to collect profits), society, resources, ..etc). 

6-Performing our feasibility study (taking all possible alternatives into consideration).

7-Chose the project which is most efficient, realistic, profitable and aligned with our organization.

8-Creating our business case ( which document the feasibility study and will be used as the basis for the authorisation of further project management activities (refer to PMBOK Guide).

9-Prepare the statement of work (SOW) to describe the result of the project (product,service,..etc).

10-Creating of project charter (refer to PMBOK Guide).

11-Creating the project management plan and proceed .....

Project charter followed by site handing over and kick off meeting marks the beginning of project. Some other important steps are site benchmark, site survey, site facility layout, site mobilization start

Genesis of a project - do you mean reason for development of a project ? If yes, strategic considerations are the genesis of a project.

With due respect to you, I would say question needs to be rephrased . 

Project Charter which authorize the project and lead the project manager to start use the project resources.
