I will be giving you a very detailed answer that will hopefully serve its purpose so take your time to read it once.

1. No. They are wrong. Looks don't matter as such. We all have seen the most average looking guys scoring the most beautiful ladies out of nowhere. Its simple. Its not about how you look. Its never like that. Its about something else.

2. No. They are wrong yet again. It's not about the knowledge of the products and the SWOT analysis. I've been in the market for a limited time but I've seen alot of people making sales worth millions without even having proper product knowledge. Its something else entirely.

This is what it is. The two traits:

1. Passion. If you love what you do then you'd somehow end up doing it right. Trust me this is the secret to all of it. If you love real estate and that's what your job is about then you're bound to perform well at it. Once a man is passionate about what he does, he will automatically happen to be the best presenter, the best communicator and the best achiever.

2. Planning: This is the only next trait that you would need. Sometimes sales is a numbers game. You just need to plan properly. If you're selling a product then first you need to know your market segment. Start with the numbers. For example: I will call100 people daily. I will visit10 companies daily. I will fix10 meetings every week. And this way hopefully I will have3-5 solid leads. So sometimes it's just a numbers game.
