The analysis which is used for the delay impact, the causes, and effects of the delaying activities for claims is called delay analysis. This results in a detail- intensive research of the documents to verify schedules, events, sequence of work, changes during construction and the delay impact.

There are various techniques used for delay analysis. Following are five techniques commonly used for this purpos.

1) Impacted-as planned method

2) As-planned versus As-built analysis method

3) Collapsed as-built or ‘but-for’ analysis method

4) Time impact analysis method

5) Snapshot/windows/time slice analysis method

The selection of method depends on various factors e.g. Scale of project, Approved Baseline, Updated Baseline, Records of data and correspondences etc. However Window analysis and Time Impact analysis methods are commonly used for complicated projects.
