1. Increase in demand on your goods or services which your current operations can't keep up with. In this case you need to invest in expansion to meet the demand.
2. You see a clear business opportunity in a new market that can help you grow your business. You do your due diligence and all sings points to the fact that your goods or services are needed in that new market.
3. Your expansion is because of economies of scale so if you don't invest in expansion you'll loose on great potential revenues.
