Today Commercial Occupiers are awaiting downward movement in Rents, specially in the Free Zones, Like DIFC, DIC in Dubai. What will happen?

On one side with the slide in oil prices, large occupiers in the Dubai are consolidation on real estate portfolios, wanting to move from high Rent areas to areas which churn out more value on per seat OPEX costs.

On the other side, large amount of Stock is being commissioned in DIFC, Design District, JLT & DWTC a few to mention in, the shift forecast in the rental for the Commercial Real Estate market is not positive.

Having said the above, you would now think that all is lost. Absolutely NOT.

What I see in all this is an immense opportunity for Occupiers as well a Land Lords. With a correction in rentals, Land Lords will not only be able to retain there occupiers but in some case be able to see these Occupiers take up extra space.

There are various way and proven methods used across developed markets the world over by Commercial real estate Brokers to moderate the effects of a certain down turn in the past & can be used in the future.

this shift has increased the value of the land and the rentals should have increase. but it will have a negative effect on the real business.
